073: Daniel Hill is a serial entrepreneur who turned his hand to property investing in 2012 and might finally have found an industry that will hold his attention

Daniel HillDaniel is an award winning entrepreneur and investor who since 2001 has built 13 businesses, 10 of which are still trading today. Midlands Young Entrepreneur of the year 2013 and highly commended IoD Young Director of the Year 2015 Daniel spends his time starting and scaling businesses around the UK and overseas.

Investing Strategies

Pulse Property Network is Daniel’s main property investment company and its core focus is building portfolios for himself and for 3rd party investors, primarily in the HMO industry aimed at key workers and professional tenants.

He has been doing this since 2012 and is at the stage (as with most of his businesses) where he has systematised the day to day running and got a management team in to run it so that he can focus his time now on development projects including turning a large Victorian property into 5 flats under permitted development.

Biggest Success

Before starting investing in property, Daniel looked at virtually every strategy going before deciding on HMOs. He’s proud of the fact that after settling on HMOs and figuring out how to do it in 2012, he’s done nearly 100 deals.

His first purchase was a residential house bought for £82,000. They converted it into a 5 bedroom HMO that generated £1,000 per month profit for 18 months before they sold it to fund further deals for £140,000 (renovation costs had been £18,000).

Biggest Difficulty

About 18 months ago, Daniel bought a property that was already set up as an HMO. Upon completion they realised the HMO license that had been granted a year previously had missed a number of requirements resulting in a much higher renovation bill than they first expected.

Not only that, but the tenants that were in the property were in significant arrears. Out of almost 100 properties that he’s bought in the last few years, this is the only one that’s lost money though, so not a bad record over all.
