Once you’re satisfied that we’re the right place to entrust your money, and provide the return you’re looking for, we’ll prepare a draft loan agreement for you to review and understand what you’re agreeing to. The loan agreement is a fairly simple document, but we’d always encourage you to get independent advice if any part of it doesn’t make sense – just be warned that in our experience, ~90% of accountants or solicitors will advise against making loans to private companies (before passing you the details of their own in-house financial adviser 😉).
Following some final checks (a general sense-check that we’ll work well together; confirmation that you meet the guidelines as a sophisticated investor and/or a HNW individual; and anti-money laundering checks) we can issue the final agreements for signing and arrange a date for the loan transfer to be made.
Once you’ve made an investment, you can leave the hard work to us. The typical duration for a first investment is 12 months, and during that time your funds will be used towards the purchase and renovation of our ongoing projects. We’ll keep you updated on a monthly basis with progress across all of our projects, and every quarter we arrange tours of our sites exclusively for our investors, if you’re interested in learning more about how we work, what you’ve invested in, and perhaps even how to build your own portfolio. At the end of the investment term, your capital will be repaid along with your earned interest, at which point we can discuss whether or not you’d like to continue to invest with us.
It’s important to note that whilst we promote specific projects when raising finance, your loan will be made to our limited company rather than to any one project. This means that if for some reason one project doesn’t go to plan, or it takes longer than expected, you have the security of the income and value of all the other properties owned by the company. This reduces your risk and ensures that we can guarantee the return of your investment, and your interest, regardless of the success of any one project.
Our number one priority is always to ensure our investors get what we promise. Without your trust and support, we’re back to working with banks, paying more in fees, and being slowed down as we jump through their hoops.
In addition to the actual loan and your return on it, we have a couple of other perks we include for our investors, should they be of interest to you.
Every month, we’ll share a project update from each of our active projects with our investors. These updates include progress made, issues identified, and planned next steps. By seeing progress from across our portfolio, you’ll have a better understanding of the overall health of our business, as well as insights into how we run our projects if you’re interested in developing yourself.
Every quarter, we offer a tour (virtual or in-person, depending on Covid status, site safety, investor preferences, etc) of some of our current projects to give you a behind the scenes experience of our most active and exciting projects. These tours give you a great chance to really understand where each project is up to, learn from our experience, and get any of your questions answered by our team about your investment, our projects, or your own investment plans.

If you’ve made it this far, but aren’t actually sure who we are, let me give you a brief introduction. The team behind Inside Property Investing is led by me, Mike Stenhouse, and my wife, Victoria. We’ve been investing in property for over 15 years (since I bought my first buy-to-let in 2006), and doing it full time since 2015.

In addition to us, we are extremely fortunate to have Jess leading the day-to-day operations of the business. With over a decade of experience in property management and portfolio building, she knows everything there is to know about the local market, and the logistics of operating a property company at scale.
