Karl has been working in the property industry full time for over 4 years, and is currently the co-founder of S & S investments along with recent guest Lee Stewart, as well as a house share management company based in Peterborough.
Prior to this he worked for one of the UKs largest property education companies, responsible for the growth of their portfolio building business where he raised over £4million in joint venture finance.
You may remember Shaun Callacher from episode 14 who, still in his early 20s, has over 100 units in his portfolio that are predominantly HMOs through lease options and rent to rent deals. I’ve persuaded him to spend an hour giving us a proper introduction to Lease options, what they are and how to acquire them.

Karl started out his property investing by focussing on Rent to Rent as it allowed him to grow his monthly income with very little capital investment (particularly on the deals he was raising JV finance on as well). This gave him a solid foundation that replaced his salary, giving him the cash flow he needed to survive every month.
He has developed this strategy into actually buying properties for conversion into HMOs with his own money and with joint venture finance, having raised £700,000 since January.
Karl spent years working for a boss whose training courses focussed on empowering attendees to fire their own boss and build a property income.
Obviously then Karl’s proudest moment came when he took the leap of faith and followed his boss’s advice into the world of self employment and property investing.
As well as rent to rent deals, Karl is also now buying residential properties and converting them in to HMOs. When he first started down this path, he was getting a lot of advice to go after the LHA market due to high demand and good income potential.
They started down this path, but thankfully realised before too long that this was not where their skills lay and the refocussed back on the professional markets that they already understood.
He still gets distracted from time to time, but this taught him he doesn’t need to pursue every opportunity in order to be successful.
