This is our latest HMO addition to the portfolio, transforming space above a shop into a high-end 6 bedroom professional HMO.

As one of the highest income producing residential investments, you wouldn't need many of these to replace a corporate income, but we'll take you through all of the downsides to managing an HMO portfolio as well as the finances.

Joint Venture Flip

Bought pre-auction during lockdown, this project shows there's always opportunity to buy and sell even in an uncertain market.

We're converting an unloved 2 bedroom terraced house into a modern 4 bedroom family home, adding value through the creation of new floor space in an unused cellar.

Successful flips come down to buying at the right price and keeping a close eye on your budget.

Commercial Conversion

IPI Brewery is without doubt our favourite project at the moment!

We bought 300 sqm of commercial space and are mid-way through a conversion to create 2 serviced apartments (complete), 2 single lets and a retail space (in-progress).

After our bank pulled out due to Covid concerns we had to raise £200,000 from private lenders in 2 weeks so we didn't lose the deal, but when we run you through the details you'll see why we were desperate to secure it!

And once we've finished the grand tour, we'll spend the rest of the day with you working through our thoughts on some of the most critical aspects of building and running a successful property portfolio and investment business.

We'll share what can work for you when it comes to:

  • setting meaningful goals and picking the right strategy,
  • sourcing the best deals in the right areas,
  • how to calculate the finances during a project and longer term,
  • design, planning permission, and maximising layouts (and value),
  • how to fund your portfolio growth with conventional finance and private investor finance/joint ventures,

FAQs

Where is the Open Day taking place?

Due to the current Covid restrictions, these open days will take place virtually, meaning you can join us for the property tours and the afternoon workshop from the comfort of your own home whilst still benefiting from our expertise and insights.

Will this be different from your in-person Open Days?

As much as possible we'll be trying to replicate the success of our live Open Days, with a few additional benefits and enhancements:

1) No travel requirement - we usually have guests attend from all corners of the UK and overseas, meaning many hours of driving or even an overnight stay. Whilst we won't be able to shake your hand or buy you a coffee, you can join from the comfort of your own home, in your pyjamas, and not have to get your shoes dirty on building sites. Not only that, but come 5pm you'll already be home!

2) Cheaper ticket price - due to the slightly higher numbers we can accommodate during a virtual event, we can provide the same excellent education and entertainment as our live events at a lower price.

Not only that, but if your life- or business-partner shares your interest for all things bricks and mortar, they can join you at no extra cost vs our usual policy of every attendee needing their own ticket.

And it's all tax deductible!

3) Covid secure - obviously the current global pandemic has changed the way we live and work, but that doesn't mean we need to stop making progress with our business and towards our goals.

We are actively still buying property, raising finance, and completing renovations and we would like to be able to support you in doing the same without the potential health risks of an in-person event.

We hope to get back to meeting people face-to-face as soon as possible, but in the meantime we're excited to spend the day with you from the comfort of your home or office.

Who is hosting the Open Day?

The Open Day will be led by Mike & Victoria Stenhouse.

Mike has been investing in property part-time for 15 years, buying his first buy to let at 18 years old. As a couple they have been investing full time for around 6 years after replacing their corporate salaries predominantly through the purchase of HMOs (professional shared houses). Their portfolio now consists of HMOs, single lets, serviced apartments and commercial property.

They currently spend part of the year in the UK and part of the year living on their boat in Europe. They haven't retired (far from it), but are passionate about creating a business that gives them time and location freedom, and helping others to achieve their own version of these goals through property.

Can I bring a partner with me?

During our live Open Days, each participant needs to purchase their own ticket, however the beauty of a virtual event is that we can't control who you choose to watch it with.
