143: Paul Taylor fits his property investing around his full time job and running a gym, but was still able to be one of the top performers in his Mastermind group

Paul TaylorPaul is a commodity broker, who also runs a gym and is somehow able to find the time to be a property investor in his spare time as well.

It was the birth of his son 4 years ago that gave him the focus to build a passive income which would allow him to spend more time with his family and secure their future.

Investing Strategies

Paul doesn’t have a specific strategy as such (in the sense that he doesn’t focus specifically on HMOs or Serviced Accommodation or single lets), but likes to assess each deal from a creative point of view to understand how to maximise value.

He’s been involved in a number of HMOs, renovations, mixed use projects and is always looking to scale up the number and size of deals, including starting to look at some new build developments as well.

Biggest Success

During his Mastermind year, he bought an HMO with a big piece of land at the side. He split the title and as well as getting the existing property up and running as an HMO, he’s now secured planning permission on the land to build another 4 bedroom house which will also be converted to an HMO once it’s complete.

As the land was effectively free, he’s going to have a purpose built HMO for a fraction of what it would cost to buy.

Biggest Difficulty

Paul bought his first rental property in 2004 – a one bedroom single let apartment. The first tenant trashed the place and stopped paying rent for 9 months which nearly put Paul off property investing for life.

He didn’t touch another investment for 7 years and missed out on the potential gains to be made after the recession in 2007/2008, but he spent this time getting educated and when he started buying again in 2012 he was in a much better position to build a successful property business.
